Mayo County Council has approved planning for a major new housing development despite flood concerns and local objections.
The local authority has given the green light for a 51-unit housing development in Castlebar.
The greenfield site is bordered to south by a green belt of dense trees, to the north by the Glencarra housing estate, to the west by agricultural land and to the east by a row of residential properties accessing onto Garryduff Park.
MGB Holdings Ltd were originally seeking to construct 55 homes on the site at Garryduff Park East.
However, council planners had misgivings about the height of some of the homes, particularly when compared to older residential single-storey units which are already in existence along Garryduff Park Road.
The developer agreed to a revised housing mix.
The revised plan consist of a housing mix including 20 semi-detached homes, ten duplex, 15 terraced and six detached units.
Flooding concerns were also highlighted by both residents and the local authority.
The council’s Flood Risk Management team feared the development would likely increase the flood risk to downstream properties and adversely impact adjoining/adjacent lands.
The developer amended the site layout so that dwellings and access road infrastructure will not be located within the area comprising a seasonal lake while the proposed Multi-Use Games Area was also moved to a new location.
Mayo County Council agreed to grant planning permission for the housing development subject to 27 conditions.
