Major new Mayo housing estate gets green light

Ballina-based developer Craven Construction, run by John and Carina Craven, has been given the green light by the local authority for the development known as Beech Hill.

Mayo County Council has granted planning permission for the development of 37 houses in Crossmolina.

Ballina-based developer Craven Construction, run by John and Carina Craven, has been given the green light by the local authority for the development known as Beech Hill. The name was given because of 200-year-old beech trees on the hill behind the site.

Craven Construction was previously responsible for the development of homes in the Ardoughan Woods estate in Ballina and for the Deel View estate in Crossmolina. It is anticipated that the Beech Hill homes will be similar to the houses developed at Ardoughan Woods, which have received a lot of praise.

Developer John Craven told the Western People that there is great potential in Crossmolina.

“Crossmolina has massive potential for growth and it came up with a really impressive landbank for these houses. There is a real market for houses there,” he said.

The new estate will be located on a 2.9-hectare site bordered by the Churchview estate to the north. The main entrance will be located across the road from St Tiernan’s College.

Beech Hill will consist of 10 two-bed semi-detached bungalows, nine three-bed detached bungalows, eight four-bed detached two-storey dwellings and 10 four-bed semi-detached two-storey houses.

Mr Craven said the proportion of two-storey homes and bungalows in the estate is unusual.

“It is about half and half; half two-storeys and half bungalows. The bungalows are not as popular to build because they are not as profitable as the two-storey homes but there is a market there you simply ignore if you don’t put them in,” he said. “A lot of couples and families are looking at bungalows these days.” 

The permission also includes connections to the public sewer, surface water and public water mains and all other ancillary site works and services. The site will also contain several green spaces. The homes themselves will be built to modern, A-energy-rated standards.

Mr Craven said the team at Craven Construction is excited now to take the project to the next step.

“We have a good team with us, some of them are with us for 15 or 16 years,” he said.
