Multi-million euro planning application lodged for Mayo housing development

A planning application for a major housing development in Claremorris has been lodged with Mayo County Council.
Sayvale 24 Ltd are seeking permission to develop 52 residential units on a 1.32-hectare site along Kilcolman and Ballyhaunis Roads, made up of a mixture of houses and apartments.
The proposed development would include 16 three-bedroom, two-storey houses, built across four terraces of four units.
The remaining units would comprise 36 apartments, including 24 one-bedroom and 12 two-bedroom units. These would be spread across three buildings ranging from two-storey to three-storeys in height.
The application is also seeking permission for pedestrian and vehicular access to Kilcolman Road, including an extension to the existing access road serving the adjoining Lidl store. Additional pedestrian and cycle access to Ballyhaunis Road is also proposed.
Plans provide for 54 car parking spaces and bicycle parking, along with boundary treatments and public lighting.
In a planning statement submitted with the application, Sayvale 24 Ltd stated that the development would generate approximately €17.5m in construction investment, support the creation of more than 200 jobs and provide housing for around 130 people.
Sayvale argues that the development is appropriate for the site, which is located within Claremorris' built-up area and is zoned within a landbank designated for town centre development, including the provision of housing.
The company said the proposal would help address a significant housing need in the town, claiming that Claremorris currently has a shortage of around 180 housing units.
The site in question was previously the subject of an application for 66 apartments, which Mayo County Council refused before An Coimisiún Pleanála subsequently granted permission for a reduced 44-apartment development on the site in September 2023.
The current application also includes associated development works, including internal roads, footpaths, shared spaces, hard and soft landscaping, and connections to water supply, surface water, wastewater, electricity and other utility services.
Provision is also being made for any required substations, cabinetry and other utility equipment.
