New data reveals number of private rental tenancies in Mayo

There were 5,017 private tenancies in Mayo in the first quarter of 2024, according to recently released data from the Residential Tenancies Board (RTB).
The RTB's new ‘Profile of the Register’ data series provides information on all private and approved housing body (AHB) tenancies registered with the RTB at the end of each quarter from Q2 2023 to Q1 2024. It shows there were 230,006 private tenancies and 46,200 AHB tenancies registered with the RTB in Q1 2024. For the first time, the series provides a breakdown of tenancies by county, local authority, local electoral area, dwelling type, dwelling size and landlord size.
In Mayo, there were 691 AHB tenancies - approved housing bodies are independent, not-for-profit organisations that provide affordable rented housing for people who cannot afford to pay private sector rents or buy their own homes. The number of AHB tenancies in each electoral area in Mayo was as follows: Ballina (219), Belmullet (15), Castlebar (129), Claremorris (139), Swinford (150) and Westport (26). The AHB data does not include people who reside in council-owned homes.
Not surprisingly, Dublin dominates the private tenancies market, accounting for almost half (99,630) of the total of 230,006 that are registered with the RTB. In Connacht, there are more private tenancies in Galway (13,139) than the other four counties combined - Mayo (5,017), Sligo (2,873), Roscommon (2,244) and Leitrim (1,128).
Nationally, the proportion of private tenancies associated with landlords who own 100+ tenancies has increased from 9.5% of private tenancies in Q2 2023 to 11.17% in Q1 2024. In Dublin, landlords with 100+ tenancies accounted for 22.55% of all private tenancies registered in Q1 2024. Outside Dublin, landlords with 100+ tenancies accounted for 2.56%.
In Q1 2024, 21,701 AHB registered tenancies were in apartments, while 24,497 were in houses.
• 2- and 3-bedroom properties are the most common dwelling sizes, accounting for 33,745 tenancies registered in Q1 2024.
• County breakdowns show the highest number of AHB tenancies in Q1 2024 were recorded in Dublin (15,529), Cork (5,151), Kildare (2,814), Louth (2,171) and Meath (2,098). Lowest numbers of AHB tenancies were recorded in Leitrim (124), Roscommon (192) and Longford (306).
